What's To Love

There are many floorplans to chose, including tri-level. And the grounds of Westlake Bay are beautiful with lake views, walking paths, a fullsize clubhouse and pool. Oh, we almost forgot about the waterfront views from your bay window.

What's Not To Love

Up against Westlake Blvd doesn’t offer all the same views as those closer to the lake. HOA dues are on the higher end of the spectrum. Many of the garages are separated from the house.

Prices typically run $800k-$1.3M. Location within the community matters — units closer to the lake command a noticeable premium over those backing up to Westlake Blvd.

There are docks on either side of the community, walking paths along the water, and lake views from many units. It’s one of the few places in the Conejo Valley where the lake becomes part of your everyday routine.

The HOA is higher than many Westlake Village townhome communities, but it includes trash, water, internet and cable in addition to two pools, amenities, common area maintenance, and the lake-oriented grounds. It’s important to factor that cost into your monthly payment before deciding whether the community fits your budget.

A mix of retirees, couples, and buyers who specifically want access to the lake without stepping into the highest-priced waterfront communities. The lifestyle tends to be a bigger draw than the square footage.

Location within the community matters more than many buyers realize. Homes near the water feel very different from those closer to Westlake Boulevard, and the pricing reflects that. It’s worth understanding those differences before deciding which unit is the right fit.

For many buyers it’s the balance. You still get lake access, docks, and a waterfront lifestyle, generally at a lower price point than many of the surrounding lakefront communities. The tradeoff is that not every home sits directly on the water.
