Westlake Bay Townhomes
Westlake Bay’s lakeside location leaves little room for complaint. The views and access to the lake present their own rewards with docks on either side if boating to lunch or dinner might interest you. Off the lake, Westlake Plaza is in walking distance and Stonehaus is a few short miles away.
Westlake Village | The Overview
Curious what it’s really like to live in Westlake Village beyond this neighborhood? From lake lifestyle and dining to schools, pricing, and how it compares to nearby towns, here’s the full local breakdown.

Westlake Bay | Quick Take
Lakeside townhomes with docks, walking paths, and bay window views at a price that’s still within reach.
- Lifestyle: Docks on either side for boating to lunch or dinner, walking paths along the lake, and Westlake Plaza within walking distance.
- Identity: Lake access and views at a more accessible price than most waterfront options nearby. Several floor plans to choose from, including tri-level, with units ranging up to four bedrooms.
- Trade-off: The HOA are on the high end. Units up against Westlake Blvd don’t share the same views as those closer to the lake, and many garages are detached.
- Bottom line: Best for singles, couples, and retirees who want the lake experience without paying the premium of the most exclusive waterfront communities.

A mix of singles, couples, and retirees make up the bulk of Westlake Bay. Of course many families call it home too, but not to the extent of other neighborhoods. It’s best suited for someone who wants the experience of the lake, but at a more affordable price.

WESTLAKE BAY FREQUENTLY ASKED QUESTIONS
Prices typically run $800k-$1.3M. Location within the community matters — units closer to the lake command a noticeable premium over those backing up to Westlake Blvd.
There are docks on either side of the community, walking paths along the water, and lake views from many units. It’s one of the few places in the Conejo Valley where the lake becomes part of your everyday routine.
The HOA is higher than many Westlake Village townhome communities, but it includes trash, water, internet and cable in addition to two pools, amenities, common area maintenance, and the lake-oriented grounds. It’s important to factor that cost into your monthly payment before deciding whether the community fits your budget.
A mix of retirees, couples, and buyers who specifically want access to the lake without stepping into the highest-priced waterfront communities. The lifestyle tends to be a bigger draw than the square footage.
Location within the community matters more than many buyers realize. Homes near the water feel very different from those closer to Westlake Boulevard, and the pricing reflects that. It’s worth understanding those differences before deciding which unit is the right fit.
For many buyers it’s the balance. You still get lake access, docks, and a waterfront lifestyle, generally at a lower price point than many of the surrounding lakefront communities. The tradeoff is that not every home sits directly on the water.
