Yes. HOA dues are around $260 per quarter which is pretty reasonable. You’re getting access to the community pool and center right in the middle of the neighborhood, which actually gets used.
For a lot of buyers, it feels like a fair trade-off compared to some of the higher HOA communities nearby.
Village Homes is part of the Conejo Valley Unified School District, which has some of the top ranked schools in the area.

For Westlake Village, this is one of the more walkable neighborhoods.
You can get down to Westlake Lake and the Westlake Village Inn area pretty easily, which gives you access to Stonehaus winery, restaurants, coffee spots, and the lake path.
Inside the neighborhood, there’s a central park and a lot of quiet streets, so you’ll see kids riding bikes and people out walking pretty regularly.
It has more of a “live here” feel than some of the more tucked-away neighborhoods nearby.
The biggest thing to know is that a lot of these homes still need updating. You’ll see a mix — some fully renovated, some completely original.
Floor plans can also be hit or miss depending on the model, so it’s not one of those neighborhoods where every house feels the same.
And because it’s a popular area, the good homes don’t sit. When something checks the boxes and is priced right, it usually moves pretty quickly.
Village Homes tends to work really well for buyers who want to be close to the lake, want a neighborhood feel, and are okay with either updating a home or paying a premium for one that’s already done.
It tends to be more affordable than its neighbors Foxmoor and First Neighborhood.
Where some buyers hesitate is if they’re looking for something newer, more modern in layout, or completely turnkey at a lower price point. You’ll find that in other parts of the Conejo Valley, just not as much here.
