Who Should Look Here
Foxmoor tends to be a contender for someone in the market for a family friendly neighborhood but wants a little more than a bedroom community. Your typical neighbors are likely a blend of families with school age kids, and a decent amount of empty nesters. Westlake owns some of the best shopping centers and restaurants around making it one of the more active areas in the Conejo Valley. The Foxmoor community pool/spa, and the local conveniences offer a welcoming place to get to know them.

FOXMOOR HOMES FREQUENTLY ASKED QUESTIONS
Most homes in Foxmoor sell somewhere in the $1.1M-$2.8M range, with a wide spread depending on the floor plan, lot, and how updated the home is.
It’s a neighborhood with real range. That’s why I usually tell buyers to spend a little time understanding Foxmoor before jumping in.
Most homes run between 1,700 and 3,200 square feet, typically with 4 to 5 bedrooms. These were built in the late 1960s to early 70s, so the layouts reflect that era. Some feel surprisingly spacious and well-configured, others leave you a bit confused.
Because there are 300+ homes here with a lot of floor plan variety, you’ll want to look at several before you land on one. They’re not all created equal.
Yes. HOA dues run around $255 Quarterly, which is pretty reasonable — especially compared to some of the HOA communities nearby. The main amenity is the community pool and spa, which actually gets used. It’s also there to keep the neighborhood consistent and looking sharp.
Foxmoor Homes is part of the Conejo Valley Unified School District, which has some of the top ranked schools in the area.
Most homes here feed into:
- Westlake Elementary School
- Colina Middle School
- Westlake High School
If schools are a big part of your decision, this is definitely one of the reasons buyers end up focusing on this part of Westlake Village.
Conejo Valley Unified School District | What Parents Need to Know
This is one of Foxmoor’s biggest selling points. Westlake Lake and the Westlake Plaza are right there — walkable or a very short drive. You’ve got the Stonehaus Winery, restaurants, coffee, shopping, and the lake path all close by.
If you want to get out of the Conejo Valley, Westlake Blvd takes you over to Malibu, though it’s a winding road. There are faster routes if that’s not your thing.
For buyers who want to feel like they actually live somewhere rather than just commute home to sleep, Foxmoor delivers.
Two main things to keep in mind. First, these are older homes, which means things like the roof, HVAC, or electrical may be older and worth paying attention to. Budget for it going in rather than being surprised later.
Second, the floor plans vary a lot, and not all of them match what today’s buyers are looking for. Seeing a few in person really matters here.
Foxmoor tends to work really well for buyers who want to be close to the lake, want a neighborhood feel, and like the idea of having some options — whether that’s updating a home over time or buying something already done.
It’s also one of the better spots in Westlake Village if walkability matters to you. It’s not just a young-family neighborhood either. You’ll see a mix of families and long-time owners who’ve stayed here for years.
Where some buyers hesitate is if they want something newer or more modern in layout. You’ll find that in Foxmoor, but usually at the higher end of the price range — and at that point, it’s worth comparing other neighborhoods too.
