Westlake Hills Homes

Tree lined streets guide the way through this classic Westlake Village neighborhood made up of concentric circles creating its own defined community. At the center of it all is the neighborhood’s own park and the highly sought after Westlake Hills elementary. A quick walk outside the community lands you at the Westlake Promenade – our signature destination for a dinner out or to catch a movie.

Westlake Hills Homes | Quick Take

Where families plant roots and tend not to leave.

  • Park and School in the Backyard: Westlake Hills Elementary sits right in the middle of the neighborhood. For families with young kids, it doesn’t get more convenient than that.
  • Classic Westlake Feel, Walkable Bonus: The kind of neighborhood where people know each other, and a short walk gets you to the Westlake Promenade for easy dinners, coffee runs, and everyday errands.
  • The Trade-Off: The homes that look like a ‘steal’ probably haven’t been touched since the 1970s. And it’ll show the second you walk in
  • Bottom Line: If your version of Westlake Village includes kids riding bikes, walkability, and neighborhood schools, this is one of the strongest fits in the area. Just don’t assume every house is updated because the exterior looks good from the street.

What's To Love

The walkability and convenience to everything is worth mentioning again. It’s not something we find everywhere. Over the years, many of the homes have been gutted with top to bottom remodels adding a nice refresh to the neighborhood.

What's Not To Love

If you find one at a price that seems like a steal, it’s likely because it needs a full remodel.

Who Should Look Here

With a park and school right in the middle, families dominate Westlake Hills. Empty nesters make up most of the balance of the neighborhood as people like to stick around. The neighborhood offers the traditional experience of Westlake Village living adding the convenience of nearby dining and entertainment.

WESTLAKE HILLS FREQUENTLY ASKED QUESTIONS

Condition varies a lot more here than people expect.

The homes range between $1.1M-$1.7M, and that only tells part of the story. Some homes have been fully remodeled while others are still mostly original 1970s homes. Two homes with similar square footage can feel completely different once you walk inside, so buyers really need to pay attention to updates, layout changes, and overall upkeep, not just price per square foot.

Walkability.

That’s one of the reasons people choose it over some nearby neighborhoods. You can walk to Westlake Hills Elementary, the park, and even over to the Promenade for dinner or coffee. If your priority is larger lots, more separation between homes, or a quieter tucked-away feel, there are better fits nearby.

They attract a lot of the same buyers: families who want an established Westlake Village neighborhood with strong schools and a community feel. Both offer a lot of walkability, just to different centers. Many consider the lake area (where Village Homes sits) to be slightly more desirable to the opposite side of the freeway where you find Westlake Hills. A lot comes down to which lifestyle matters more to you day-to-day.

Usually buyers looking for the “classic” Westlake Village experience – neighborhood schools, kids outside, walkability, and long-term owners. And those who prefer single-story homes. You’ll find more here than most Westlake Village neighborhoods. It’s not the flashiest part of Westlake Village, but that’s also part of the appeal for a lot of people.
