Gated: The Meadows at Lake Sherwood
The Meadows at Lake Sherwood has some bragging rights for what it brings to the table without wearing the dollar sign (well, it’s all relative, but it hits some high points for the price range). It’s a gated community and the homes have big open floor plans with grand windows that look out to Westlake’s hills. Arguably best of all, the solitude and privacy of Lake Sherwood is soothing to say the least. But need not to worry, Westlake Village is still only a few short miles away.
Westlake Village | The Overview
Curious what it’s really like to live in Westlake Village beyond this neighborhood? From lake lifestyle and dining to schools, pricing, and how it compares to nearby towns, here’s the full local breakdown.

The Meadows | Quick Take
Gated Lake Sherwood living next to Sherwood Country Club withthe illusion of seclusion, minutes from everything.
- Lifestyle: Grand windows, open floor plans, and hill views in a setting that feels removed from Westlake Village even though it’s just a few miles away. Sherwood Country Club is practically next door.
- Identity: Late-90s builds in one of the most serene settings in the area, with the privacy of Lake Sherwood and the convenience of Westlake Village close behind. Gated entry and newer construction at a price that’s still south of full custom.
- Trade-off: About 100 homes with a relatively uniform look. If individuality in architecture matters, this probably isn’t it.
- Bottom line: Best for families and couples who want gated, newer construction in a peaceful setting without sacrificing easy access to Westlake Village’s dining and shopping.

What's To Love
Exclusive and world famous Sherwood Country Club is basically your neighbor. And yes, we know not everyone plays (or likes) golf, The Meadows is still just moments from Westlake’s shopping centers filled with exceptional dining, movie theaters, bars, grocery stores, shops, etc. Oh yes, and the floor plans. We love those too.
What's Not To Love
We’re nitpicking here, but you may find it a bit cookie cutter.

Who Should Look Here
The Meadows delivers on a lot of “must haves” – gated, location, convenience, and style. You’ll find a good mix of families and couples attracted to the “illusion of seclusion” that Lake Sherwood offers even though you’re just minutes from fine dining and boutique shopping.

THE MEADOWS AT LAKE SHERWOOD FREQUENTLY ASKED QUESTIONS
Most buyers assume moving to Lake Sherwood means giving up convenience. The Meadows is only a few minutes from Westlake Village, so you get the quiet, gated Lake Sherwood lifestyle without feeling disconnected from restaurants, shopping, and everyday errands.
Prices typically run $1.5M- $2.8M. With around 100 homes and limited turnover, inventory can be thin, and the range reflects differences in lot position, views, and condition.
The setting. Lake Sherwood has a different feel than Westlake Village. It’s quieter, more natural, and more connected to the surrounding hills. Combined with late-90s construction and Sherwood Country Club next door, it offers a lifestyle that most gated communities in the area can’t replicate.
Late-90s builds with grand windows, open floor plans, and hill views in many units. Newer than most comparable gated communities nearby, which shows in the layouts and natural light. Condition varies less than in older neighborhoods, but updates still matter at this price point.
Westlake Village gated communities tend to be smaller, older, and more centrally located. The Meadows offers newer construction and a more serene setting, but trades some of that central convenience for the Lake Sherwood environment. Buyers who prioritize peace and quiet over walkability often end up here.
Families, professionals, and empty nesters drawn to the combination of newer construction, gated privacy, and the Lake Sherwood setting. Many are coming out of Westlake Village and want something that feels more removed without leaving the area entirely.
Location. Not in terms of distance, but in terms of feel. Even though you’re only minutes from Westlake Village, The Meadows feels intentionally removed from it. Buyers who want to walk to restaurants or be in the middle of things usually prefer Westlake Village. Buyers looking for privacy and a quieter setting tend to see that distance as exactly the point.
