Foxmoor Cove Homes

Foxmoor Cove is sister to Foxmoor so if you feel like your mind’s playing tricks on you – it’s not! We just can’t deny the similarities. Foxmoor Cove is too one of the original neighborhoods in Westlake Village, meaning the classic Westlake character and charm comes naturally. Just like it’s sister, Foxmoor Cove holds an abundance of different floor plans and lot types. And the location sits central to some of the best restaurants and shopping in the area.

Foxmoor Cove | Quick Take

Classic Westlake Village character, no HOA, and Westlake Lake practically next door.

  • Lifestyle: Westlake Lake and Westlake Plaza are right there, and Malibu is a reasonable drive when you want a change of scenery.
  • Identity: One of the original Westlake Village neighborhoods with the architecture and mature landscaping to show for it. Sister community to Foxmoor, with a similar feel but a smaller footprint and more variety in lots and floor plans.
  • Trade-off: Older builds with older systems and some floor plans that don’t match what today’s buyers are looking for. Budget for upgrades going in.
  • Bottom line: Best for families and empty nesters who want classic Westlake Village character, a central location, and the freedom that comes with no HOA.

What's To Love

The same things we loved about the other Foxmoors – Location! Westlake Lake and the Westlake Plaza are practically your neighbors. Pair that with the classic Westlake Village architecture and you may have found yourself a real winner. When you’re in the mood for a driving adventure, Westlake Blvd will get you over to Malibu although there are more direct routes if you can’t do a windy road.

What's Not To Love

Older homes often have older systems so you may need to budget for some upgrades. Some of the plans don’t match the desires of today’s modern buyer.

Who Should Look Here

Foxmoor Cove tends to be a contender for someone in the market for a family friendly neighborhood but wants a little more than a bedroom community.  Your typical neighbors are likely a blend of families with school age kids, and a decent amount of empty nesters. Westlake owns some of the best shopping centers and restaurants around making it one of the more active areas in the Conejo Valley.

FOXMOOR COVE FREQUENTLY ASKED QUESTIONS

Most buyers are surprised you can still find a centrally located single-family neighborhood in Westlake Village without an HOA. Foxmoor Cove combines an established neighborhood feel with walkability to the lake and shopping, which is becoming harder to find.

Prices typically run $1.25M-$2M. The range is wide because lot size, floor plan, and condition vary significantly across the neighborhood’s 50-plus homes.

No monthly dues, fewer architectural restrictions, and one less recurring expense in your monthly budget. For buyers comparing neighborhoods with several hundred dollars a month in HOA fees, that’s a meaningful difference over time.

1969 builds with a lot of variety. Floor plans range from around 1,750 to nearly 3,700 square feet, and condition varies widely. Some have been extensively updated, others still have original systems that will need work. Budget for upgrades going in, even on homes that look move-in ready.

Buyers often compare the two because they’re neighboring communities with a similar feel. Foxmoor Cove is smaller and offers a little more variety in floor plans and lot configurations, so many buyers end up choosing whichever individual home fits them best.
Compare: Foxmoor Homes

Families, move-up buyers, and anyone looking for a traditional single-family neighborhood. Many buyers are comfortable taking on an older home because they value the location and larger lots.

Age and floor plan variability. The 1969 builds can have older systems underneath even updated surfaces, and some layouts don’t work well for modern living. In Foxmoor Cove, the individual home matters just as much as the neighborhood. Touring several properties is the best way to understand what you’re actually getting.
