Most buyers assume “near the lake” and “on the lake” are basically the same thing. They’re not. Northshore is one of the few communities in Westlake Village with true waterfront homes, private docks, a private beach, and direct lake access.

Prices typically run $750k-$2M. The range is wide because lakefront units carry a significant premium over the non-lakefront homes in the same community.

You can walk to Stonehaus, take a boat across the lake to dinner, or spend the afternoon on the private beach. It’s a genuinely unique lifestyle for the Conejo Valley, which is why buyers who want it are often willing to pay a premium for it.

These are primarily 1970s homes, so don’t expect soaring ceilings or huge walls of glass. Some have been beautifully remodeled while others remain largely original. The lifestyle and location tend to be the bigger draw than the architecture itself.

Downsizers and retirees make up much of the demand, particularly buyers looking for a walkable, lower-maintenance lifestyle near the water. You’ll also see some couples and first-time buyers willing to trade square footage for lake access.

Age and condition. The waterfront lifestyle is exceptional, but these aren’t newer homes. Buyers who prioritize modern architecture and large interiors sometimes struggle with Northshore, while buyers focused on the lake tend not to care nearly as much.
