Gated: Northgate Townhomes

Northgate is unconventional in comparison to the rest of Westlake Village. The tree lined streets and scattered oak trees give Northgate a very “woodsy” feel. It’s also one of the most affordable gated communities in town. Most of the homes have back patios which is a plush bonus, plus having views of the wash that runs through the neighborhood is a nice treat.

Westlake Village | The Overview

Curious what it’s really like to live in Westlake Village beyond this neighborhood? From lake lifestyle and dining to schools, pricing, and how it compares to nearby towns, here’s the full local breakdown.

Living in Westlake Village

Northgate | Quick Take

One of the most affordable gated communities in Westlake Village, with a woodsy feel that’s unlike anything nearby.

  • Lifestyle: Tree-lined streets, scattered oaks, and views of the wash running through the community. The Promenade and North Ranch shopping are right up the street.
  • Identity: Parallel duplexes rather than stacked, so you’re only sharing one wall. The wooded setting makes it feel removed from the rest of Westlake Village in a way most communities here don’t.
  • Trade-off: 1980 builds that can feel dark inside. Some paint and new flooring helps, but buyers should go in with realistic expectations about the interiors.
  • Bottom line: Best for downsizers and buyers who want a gated, low-maintenance home with a quieter feel and don’t need a lot of natural light.

What's To Love

The homes are paralleled duplexes rather than stacked meaning they share only one common wall. No shortcomings with location either, Northgate is right up the street from Westlake Promenade and of course central to the rest of Westlake Village.

What's Not To Love

They were built in 1980 so you can probably guess they’re often dated. Some can feel a bit dark inside, but some paint and new flooring can often help.

A smiling man with gray hair, wearing a blue shirt, beige pants, and white sneakers, stands casually against a white stucco wall along a shaded outdoor walkway with hanging lanterns and greenery.

Who Should Look Here

While there’s a bit of a mix of everyone here, it does lean towards an older demographic. The low maintenance yard tends to attract downsizers and those looking for an easier home life. The easy access to The Promenade and North Ranch shopping center is also a definite draw, and the security of a gated community is an added benefit.

NORTHGATE FREQUENTLY ASKED QUESTIONS

Most buyers expect a fairly typical Westlake Village townhome community. Northgate feels different. Between the mature trees, scattered oaks, and homes backing to the wash, it has a quieter, more natural feel than most communities nearby.

Prices typically run $800k-$1.1M. It’s one of the more affordable gated options in Westlake Village, which is a meaningful part of the appeal.

These are side-by-side duplexes rather than stacked townhomes, so you’re only sharing one wall with a neighbor. A lot of buyers feel that gives Northgate a more house-like feel than many similarly priced townhome communities.

The Colony offers a more central location and better walkability. Northgate feels quieter and more secluded. Neither is objectively better, it comes down to whether convenience or privacy matters more to you.

Many buyers want the security of a gated community without taking on the maintenance of a larger home. You’ll find a mix of downsizers, retirees, and professionals who value privacy and convenience.

Walkability. Northgate feels more private and secluded than many Westlake Village communities, but you’re not walking to restaurants, coffee shops, or the lake. Most daily errands still require a car.
