Capri Townhomes

Ask a local to recommend a townhome community and Capri will likely be the response. Why? Because it strikes the right chords for lots of buyers – more affordable, solid pool area, and walkability to local eateries and boutiques. What it may lack in privacy, it definitely makes up in community.

What's To Love

You won’t mistake Capri for a single family home, but the high ceilings will certainly give you that vibe. And the proximity to the things we cherish like parks, schools, restaurants and hiking, make it a go-to community for townhome shoppers. The community pool areas are inviting and create an easy avenue to get to know your neighbors.

What's Not To Love

It can feel a bit crowded, leaving parking to be a challenge at times. If cookie-cutter houses, smaller yards, and two story models aren’t your style, you may need to keep looking.

Who Should Look Here

Capri fills the gap between condo and single family home buyer with little compromise. Younger families with school age kids and the newly single make up the majority of the residents. And the highly regarded Oak Park schools draw in families from all over.

CAPRI FREQUENTLY ASKED QUESTIONS

Capri is usually the first place I point buyers looking at Oak Park townhomes.

It has a real neighborhood feel. You’ll see kids riding bikes, people walking to Red Oak Elementary, and neighbors actually interacting. That’s not something every townhome community has.

You’re also in one of the more walkable pockets of Oak Park, with a few shops and restaurants nearby. And inside, the high ceilings in a lot of the units help the homes feel more open than the square footage suggests.

Most homes fall in the $750k-$950k range, depending on condition and where they sit within the community.

Inventory is usually pretty tight. When a good one hits the market, it tends to move quickly—especially if it’s updated and priced right.

HOA dues are around $525 Monthly.

That’s about average for Oak Park townhomes. It covers exterior maintenance, landscaping, and the common areas like the pool and tennis courts.

For a lot of buyers, it’s a trade-off—less maintenance, but a higher monthly cost.

Capri is part of the Oak Park Unified School District (OPUSD), which is one of the more consistently strong districts in Ventura County.

Students typically go to:

  • Red Oak Elementary School
  • Medea Creek Middle School
  • Oak Park High School

For a lot of buyers, getting into this school district at this price point is the main draw.

Oak Park Unified School District | What Parents Need to Know

Capri tends to work really well for buyers who want:

  • Access to OPUSD
  • A strong sense of community with walkability to parks and retail.
  • Lower maintenance than a single-family home

You’ll see a mix of first-time buyers, young families, and empty nesters.

Where some buyers hesitate is if they’re looking for:

  • More privacy
  • Larger yards
  • Detached homes

There are shared walls here, limited outdoor space, and it can feel a little tighter depending on what you’re used to.

Parking is probably the first thing you’ll notice. It can get tight, especially for guests.

Beyond that, it’s typical townhome trade-offs—shared walls, smaller yards, and less privacy than a single-family home.

It tends to have more of a family-oriented feel than some other communities, so buyers looking for something quieter or more mixed in age may prefer a different fit. Most buyers who choose Capri understand that going in and are making that trade-off for the location, schools, and price point.

Capri usually ends up being the sweet spot for a lot of buyers.

It’s not the cheapest option, but it also doesn’t push into the higher-end gated communities. You’re getting a good balance of location, community feel, and school access.

If you’re trying to stay lower on price, communities like Shadow Ridge or Country Vista might make more sense. If you want something more private or spread out, you’d probably look at places like Country Highlands or Canyon Cove.

Capri sits right in the middle, and that’s why it ends up on so many short lists.
