Agoura Hills’ location provides unique advantages. It borders Westlake Village and Oak Park, but sits on the LA County side of the Conejo Valley making it popular with commuters and those who take the daily trek to downtown.  It has the quality of a small town feel with big city advantages. It often ranks as one of the best cities to live in Southern California.

Agoura Hills Lifestyle

Agoura Hills is known for its laidback lifestyle and scenic vistas expanding all the way into Malibu Canyon. Family events are a common sight here, like concerts and movies in the park. The annual Great Race of Agoura is a big day for this town with runners and families coming from all over to join in the festivities. On a quieter weekend, hiking and biking trails are plentiful and kid friendly parks are in ample supply.

Agoura Hills Housing Style

Most of the homes were built in the 70s and 80s and range from entry level condos to some of the finest estates in the area. You’ll find a wide range of floor plans and designs with exterior architecture that was common at the time Agoura Hills was developed. Many homes have undergone substantial remodels with the latest styles while other homes are in need of an update.

On the price spectrum, Agoura Hills is on the higher side for the area, but it’s not the most expensive. You’ll often get a little more house and yard for your money in Agoura Hills compared to Westlake Village and Oak Park.

Morrison Homes

The ever-popular Morrison neighborhoods make up a large portion of Agoura Hills with loads of curb appeal and open floor plans. Pool sized entertainers yards are a common sight in Morrison and the homes are some of the largest in the area. (The HighlandsMorrison RanchMorrison Ranch South)

If the old west is your style then you may feel at home in Old Agoura. It’s a unique section of town that’s zoned for horses. And as you venture into Malibu Canyon, you’ll find custom homes and estate style properties including some gated communities.

Agoura Hills Schools

Agoura Hills is located in the Las Virgenes Unified School District. LVUSD has a strong reputation for both academics and sports and is often the preferred district for parents. It covers Agoura Hills, Calabasas, and the L.A. County section of Westlake Village. It has 8 elementary schools, 3 middle schools, and 2 high schools.

Who Should Look Here

Agoura Hills, Oak Park and Westlake Village all offer similar lifestyles and share each others amenities. If you’re considering Oak Park and Westlake Village, you’ll likely add Agoura Hills to the list. It often comes down to the neighborhood and value. Some neighborhoods will offer a little more house and yard than you’ll find in Oak Park for a similar price. And compared to Westlake Village, you’ll likely find a newer home at a lower price.

Things to Keep in Mind

It’s warmer in Agoura Hills compared to the rest of the Conejo Valley. Not 20 degrees warmer, but often as much as 10 on some summer days.

Many of the shopping centers look dated and can use some TLC. Agoura Hills has fallen behind Westlake Village in the town center department. When it’s time for a nice dinner and some nightlife, you’ll likely make the drive to neighboring areas which are only a few minutes away. Good news though, there are plans to build a new “Agoura Village” that’s got us all pretty excited.
