Agoura Hills operates a little slower than our other towns and that’s exactly how the residents like it. The laid back, old-west vibe gives it the distinction of being named to multiple “best suburbs in L.A. area” lists.

  • You want more yard and more house for your money
  • You like a setting that feels open and less like a planned subdivision
  • You’re comfortable with older homes, and maybe even excited about the opportunity to update one
  • Las Virgenes School District works for your family
It may not be the right fit if you’re looking for newer construction, modern town centers, or the Ventura County side of the Conejo Valley

Everything you need is within minutes. There’s a solid retail corridor along Agoura Road, good restaurants, and easy freeway access without feeling like you’re living on top of the 101.

Day-to-day errands stay local, and when people want a night out most head next door to Westlake Village.

Agoura Hills also has some of the best trail access in the Conejo Valley, and it’s the quickest access to both Malibu and downtown LA, making it a top option for commuters going in either direction.

Over the years I’ve had a lot of buyers choose Agoura Hills over Westlake Village — not because they were priced out, but because the easygoing vibe better fit their lifestyle.

WHERE AGOURA HILLS IS LOCATED


Agoura Hills sits in the southwestern corner of the Conejo Valley, bordered by Westlake Village to the east, Oak Park to the north, Calabasas to the southeast, and Malibu Canyon to the south and west.

THE 5 TOWNS THAT MAKE UP THE CONEJO VALLEY:

From most parts of Agoura Hills you’re roughly 45 to 60 minutes to downtown LA, about 20 minutes to Malibu, and 10-15 minutes from the San Fernando Valley. It offers the, quickest access to both LA and Malibu, making it one of the more commuter-friendly spots in the Conejo Valley.

  • YOU WON’T FIND A ‘BAD PART’ OF AGOURA HILLS
    The neighborhoods are well kept and cared for. What varies is the homes themselves. It’s not uncommon to see a fully updated home right next to one that hasn’t been touched in 30 years.
  • MOST OF THE HOMES WERE BUILT IN THE ’70s & ’80s
    That was a time when builders were more generous with the lot size, but some of the floor plans lack the open concept with high ceilings that became more prominent in the ’90s. That said, many people are drawn to the charm of the traditional layouts and are happy to accept the trade off.
  • YARDS ARE GENERALLY BIGGER
    Lot sizes tend to run larger than Oak Park and often larger than comparable Westlake Village homes at the same price. If outdoor space matters to you, it’s worth a serious look.
  • THE NEIGHBORHOOD FEEL VARIES A LOT BY AREA
    Morrison Ranch feels completely different from Old Agoura, which feels nothing like the Malibu Canyon estates. It’s one of those areas where two homes at the same price can feel completely different depending on where they are.
  • SCHOOLS ARE A BIG DRAW TO AGOURA HILLS
    Las Virgenes Unified (LVUSD) has one of the best reputations in SoCal for having strong academics, serious athletics, and a well-rounded school experience. For some buyers, that’s what gets Agoura Hills on the shortlist.

    From Chesebro Canyon to Malibu Creek, you’ve got miles of hiking right outside your door. For buyers who value that, it’s a big part of the appeal.

Agoura Hills is located in the Las Virgenes Unified School District. LVUSD has a strong reputation for both academics and sports and is often the preferred district for parents.

Agoura Hills is known for having a more laid-back, slow-growth feel than most of the LA area. Strong schools, great trail access, and easy reach to both Malibu and LA.

But the overall setting feels more open and less built-out than most of the Conejo Valley.

Los Angeles County. That’s worth knowing upfront because it affects school district, sales tax, and a few other things buyers sometimes don’t think about until they’re already in the process.

Most of the Conejo Valley sits in Ventura County. Agoura Hills and Westlake Village are the exceptions on the LA side. Although the township of Westlake Village sits in Ventura County.

It’s a great fit for a lot of families. Strong schools, more space than most Conejo Valley towns, and a quieter, more low-key day-to-day feel.

The tradeoff is it’s not as walkable or built-out as some areas, and there’s no real town center. But for families who value outdoor access, good schools, and a slower pace, it tends to check a lot of boxes.

Las Virgenes Unified (LVUSD), which is one of the stronger districts in the area. Its known for strong academics and really good athletics. Agoura High School is the main high school, fed by Willow, Sumac, and Yerba Buena elementaries and Lindero Canyon Middle School.

For buyers coming from other areas, it’s worth comparing LVUSD to OPUSD or CVUSD before making a decision based on schools alone. They’re all solid, just different.

Conejo Valley School Districts Explained | OPUSD vs LVUSD vs CVUSD

Single-family homes generally run $900k-$2M, and townhomes and condos typically fall in the $500k-$1M range. Custom homes and estate properties in Old Agoura and Malibu Canyon can go well above that.

Most buyers aren’t choosing Agoura Hills because it’s cheaper, they’re here because they can get more space and a different feel at similar price points to Westlake Village, and sometimes for less.

Latest Conejo Valley Market Update

Not in the traditional sense, but there’s more here than most people expect. Agoura Road covers most day-to-day needs with solid restaurants and retail without having to leave town.

The Wizen Market Square area has boutiques, art galleries, antique stores, and the Canyon Club for live music. When people want a more polished night out, most head next door to Westlake Village.

Agoura Hills has a good mix of neighborhoods, each with its own distinct feel. Morrison Ranch and Morrison Highlands are known for big lots, pool-sized yards, and some of the larger homes in the area.

Old Agoura is horse-zoned with mature trees and a character that doesn’t exist anywhere else in the valley. And as you head south toward Malibu Canyon you start seeing custom homes and estate-level properties.

There’s a lot more to explore beyond those three. The right neighborhood really depends on what you’re looking for.
