Westshore Homes

Westshore has an interesting characteristic in that it’s sort of two neighborhoods in one. There are about 20 homes on the lake with their own private docks, and about 50 others without lake views. The good news is neither lack convenience. As usual, Westlake Plaza and a number of shops and restaurants are just around the corner.

Westlake Village | The Overview

Curious what it’s really like to live in Westlake Village beyond this neighborhood? From lake lifestyle and dining to schools, pricing, and how it compares to nearby towns, here’s the full local breakdown.

Living in Westlake Village

Westshore Homes | Quick Take

Many Single-story homes are just steps from Westlake Lake, some with private docks, some without.

  • Lifestyle: Low-maintenance single-story living close to Westlake Plaza and waterfront dining. Lakefront homes come with private docks and boat access to three waterfront restaurants.
  • Identity: Westshore is really two neighborhoods in one: about 20 lakefront homes with private docks, and around 50 others nearby without lake views. Location within the community drives the price more than anything else.
  • Trade-off: If you’re not on the lake, you’re paying for proximity without the views or dock access.
  • Bottom line: Best for downsizers who want single-story, low-maintenance living near the lake, and for the right buyer, a private dock is the whole reason to be here.

What's To Love

If you’re lucky enough to live on the lake, you can take your boat to any of Westlake’s three waterfront restaurants. We love the other homes in Westshore too, they’re single story and low maintenance which leaves a lot of room to enjoy the rest of Westlake in your free time.

What's Not To Love

It may be obvious, the neighborhood’s divide gives Westshore an inherent con.

A smiling man with gray hair, wearing a blue shirt, beige pants, and white sneakers, stands casually against a white stucco wall along a shaded outdoor walkway with hanging lanterns and greenery.

Who Should Look Here

The single story layout and close proximity to the lake tends to attract a more mature buyer. Your typical neighbor is someone who likely downsized from a larger home for a lower maintenance lifestyle to free up time to enjoy other aspects of life.

WESTSHORE FREQUENTLY ASKED QUESTIONS

Most buyers think of Westshore as a single neighborhood. In reality, there are lakefront homes with private docks and boat access, and homes without lake frontage. Both are desirable, but the lifestyle and pricing are very different depending on which side of the community you’re buying into.

Prices typically run $850k-$2M. The range is wide because lakefront homes command a significant premium over the non-lakefront homes in the same community.

Lakefront homes come with private docks and boat access to Westlake’s waterfront restaurants. It’s a lifestyle that’s difficult to replicate elsewhere in the Conejo Valley, though buyers should understand they’re paying a significant premium for that experience.

You’re still getting single-story living close to Westlake Plaza, shops, and dining. The trade-off is real. Proximity to the lake without the views or dock access, but for buyers who don’t need the water, the location and layout hold up well.

Most buyers are downsizers looking for single-story living, a central Westlake Village location, and less upkeep than a larger home. Lakefront properties attract a slightly different buyer – someone specifically seeking the waterfront lifestyle.

The biggest mistake buyers make is assuming every Westshore home offers the same experience. If lake frontage matters, your options are extremely limited. If it doesn’t, there are usually more opportunities available, just at a very different price point and lifestyle.
