Palm-lined streets, Spanish and Mediterranean-style homes, and a setting that has its own identity in a part of the Conejo Valley where a lot of neighborhoods can start to blend together.

Generally $1.5M-$1.8M, though sales are limited, so the range can shift depending on condition and what happens to be available. The better-condition homes tend to move faster. This isn’t a neighborhood where you usually get a lot of chances, so if the right one comes up, it’s worth paying attention.

A mix of families and downsizers. The single-story homes are a big reason. There are more of them here than you’ll find in many neighborhoods at this price point, which draws buyers in different stages of life. The parks, setting, and overall feel appeal to both groups.

It’s a small neighborhood, and some of the homes could use updating. Condition varies, so pay attention to what’s been done and what hasn’t. If you’re stretching your budget to get in, make sure you’re leaving room for improvements. Buying at the top of your range in a home that needs work is a tough spot to be in.
