Westpark Condos
Yes folks, it’s true. You can take advantage of that Westlake Village lifestyle we rave about without paying those steep prices. Affordability is the number one draw to Westpark Condos. Not to mention the community pool and barbeque area for those that enjoy some outdoor entertainment. And the location is hard to beat.
Westlake Village | The Overview
Curious what it’s really like to live in Westlake Village beyond this neighborhood? From lake lifestyle and dining to schools, pricing, and how it compares to nearby towns, here’s the full local breakdown.

Westpark Condos | Quick Take
The most affordable way into Westlake Village — and the location actually delivers.
- Lifestyle: Walking distance to the lake, three waterfront restaurants, Stonehaus, and Mediterraneo. For this price point, that’s a lot of neighborhood.
- Identity: One of the few places in Westlake Village where you don’t trade location for affordability. You trade on the property itself.
- Trade-off: Buildings are dated, laundry is shared, and the HOA runs around $710/month — which adds up faster than most buyers expect.
- Bottom line: Works best for first-timers who want a Westlake Village address without the price tag, or buyers who need a practical landing spot while they figure out the next move.

What's To Love
Westlake Village and walkability don’t often go hand in hand. Not the case for Westpark – the lake is just behind you bringing three waterfront restaurants. Plus head either direction on Agoura Rd. to find a handful of local favorites – like Stonehaus and Mediterraneo (they’re even walking distance).
What's Not To Love
The buildings could use a bit of a facelift in our opinion, and we’re not huge fans of the community laundry.

Who Should Look Here
Westpark Condos lend themselves to those in a transitional period. Some are young singles or families looking for a starter home, others may be in a life changing period and looking for something temporary. The affordability allows for most anybody to find a home here.

WESTPARK FREQUENTLY ASKED QUESTIONS
They assume “condo in Westlake Village” means compromise on location. It doesn’t. Westpark sits within walking distance of the lake, waterfront dining, and some of the better restaurants in the area. The location is legitimate — the trade-offs are on the property side.
Prices typically run $300k-$600k. There aren’t many places left in Westlake Village where buyers can get into the market at this price point — and that’s part of what keeps Westpark relevant.
The monthly fee runs around $710, which is on the higher end for a condo at this price. It covers the pool, exterior maintenance, and common areas — but it’s real money that affects what you can actually afford. Run the full monthly number before you fall in love with the purchase price.
Shadow Ridge in Oak Park and some of the Agoura Hills condos come in at similar prices, but they don’t have the Westlake Village address or the walkability. If location matters, Westpark is usually the one buyers gravitate toward in this price range.
Mostly first-time buyers and people in transition — a life change, a relocation, or just needing somewhere solid while they sort out the longer-term plan. Las Virgenes Unified schools help attract young families even at the condo level.
Units don’t have in-home laundry, and the buildings haven’t been updated much since 1968. If you care more about walking to the lake and holding a Westlake Village address than having newer finishes, Westpark still makes sense for a certain buyer. If either of those trade-offs is a dealbreaker, better to know it now.
