Gated: Verdigris Homes

There’s no questioning why Verdigris consistently remains at the top of the most wanted list in Thousand Oaks. It’s a gated neighborhood in Lang Ranch and it’s tailor made for families. The playground, tennis court, pool, and spa gives every member in the family something to do, more often than not they’ll be joined by a fellow neighbor. Of course the local schools are some of the best and its proximity to Westlake Village makes it a very desirable location.

Thousand Oaks | The Overview

Curious what it’s like to live in Thousand Oaks beyond this neighborhood? With a wide range of price points, school zones, and housing styles, each part of the city feels a little different. Here’s the full local breakdown.

Verdigris Homes | Quick Take

The most accessible way into a gated Lang Ranch community.

  • Built for Families: Playground, tennis court, pool, and spa — amenities people actually use. Kids use them, and neighbors tend to meet each other because of them.
  • More House for the Money: Of the three gated Lang Ranch communities, Verdigris usually gives you the most for your money. Same schools, same location, lower price point than Eagle Ridge.
  • The Trade-off: Narrower streets, smaller yards, and some bedrooms run tighter than you’d expect. That’s the trade-off for getting into a gated Lang Ranch community at this price.
  • Bottom Line: If Eagle Ridge is pushing the top of your budget, Verdigris is the natural next place to look.

What's To Love

Community – Verdigris is the neighborhood where your kids make lifelong memories.  And your dollar goes a bit further compared to the other two gated communities in Lang Ranch. We love that.

What's Not To Love

The streets can feel a bit tight and narrow here. Newer homes often means tighter kids bedrooms. Back yards are on the smaller side.

A smiling man with gray hair, wearing a blue shirt, beige pants, and white sneakers, stands casually against a white stucco wall along a shaded outdoor walkway with hanging lanterns and greenery.

Who Should Look Here

First time home buyers, especially with kids, flock to Verdigris. Your typical neighbor (like most of Lang Ranch) is a mix of families of all ages and some empty nesters. Newer construction means kitchens that open into family rooms and larger master bedrooms with grand bathrooms. If that’s on your list of must haves, you’ll probably like it here.

VERDIGRIS FREQUENTLY ASKED QUESTIONS

How much it delivers for the price. A lot of buyers know it’s usually more affordable than Eagle Ridge, so they assume they’re giving up more than they really are. Then they see the pool, playground, tennis court, and how active the neighborhood feels, and it starts to make sense.

Same schools, same general Lang Ranch location, and usually more home for the money.

You’re generally looking at $900k-$1.5M, with most sales clustering in the low-to-mid part of that range. It’s not a bargain by any stretch, but compared to Eagle Ridge, you’re usually getting more home for less money.

They share the same schools, the same general location, and the gated Lang Ranch feel.

Eagle Ridge tends to have wider streets, more space between homes, and is usually the one buyers gravitate toward first. Verdigris trades some of that breathing room for a lower price point and more amenities — playground, tennis court, pool, spa — than Eagle Ridge has. For a lot of families, that’s actually the better fit.

A lot of the demand comes from first-time buyers and families with younger kids. The amenities, schools, and price point compared to Eagle Ridge make it a natural fit for buyers who want Lang Ranch without pushing to the top of their budget. There are empty nesters in the mix too, but you tend to see more younger families here than in some of the other gated neighborhoods.

The streets are narrower than Eagle Ridge, the yards are on the smaller side, and some of the floor plans have bedrooms that feel tighter than you’d expect for the price. None of it is a dealbreaker, but it’s worth knowing before you walk in so you’re evaluating the right things. If outdoor space and room to spread out are high on your list, go in with realistic expectations.
