Townhomes have become one of the most practical ways to enjoy Conejo Valley living. You get the perks of homeownership often at a much lower cost, without the constant upkeep that comes with a large yard or older single-family home.

But for many, that may be a mistake.

Having lived in both single family homes and townhomes, I can attest first hand that there are some notable benefits to choosing a townhome.

Lower Maintenance Costs – In most townhome communities, you’re responsible for the space between the walls – the HOA owns the structure. That means big-ticket items like roof repairs, exterior paint, and landscaping are typically covered by the HOA keeping your expenses in check.

Affordability – Conejo Valley single family homes don’t come cheap. Most are over $1M and many of those that are under $1M need major updating and repairs. Fortunately, the Conejo Valley has many townhome communities that are much more affordable and provide a great way to get into the market and start building equity.

Price Appreciation – Contrary to common beliefs, townhomes do appreciate similarly to single family homes. With the high demand to live in the Conejo Valley, and the affordability issues that come with living here, townhomes are always highly sought after which drives prices up.

Community Amenities – One of the best perks of townhome living is access to shared amenities. Most communities include a pool and spa, while others go a step further with tennis courts, fitness centers, clubhouses, or playgrounds.

Modern Layouts – Many Conejo Valley townhome communities were built in the 1980s and beyond, featuring high ceilings, open-concept kitchens, and a clean, modern design. Compared to older single-family homes at similar price points, townhomes often feel brighter, more functional, and easier to maintain.

  • Less freedom to do what you want with your home.
  • Potential noise and parking concerns.
  • HOA fees and special assessments that can get expensive.

For many, the affordability and convenience of a townhome is enough to outweigh the potential downsides.


A Note About the Current State of HOAs: Over the past few years, many townhome communities have faced financial challenges as maintenance costs and insurance premiums have surged. Some HOAs have found themselves underinsured or short on reserves, leading to higher monthly dues and, in some cases, special assessments to cover big-ticket repairs.

A few HOAs were hit hard enough that getting a conventional loan isn’t possible until they right the ship. The good news is that it appears that the worst is behind us and the hikes and assessments may begin to subside. But this issue is something to be aware of as you consider your home purchase. With estimates of more than fifty townhome communities in the Conejo Valley, narrowing down the best ones takes years of experience touring the homes and listening to homebuyer feedback.

I’ve taken that feedback and sorted the best communities into 3 categories:

  • Getting Started – Great starter homes in solid locations that appreciate in value without breaking the bank – with the risk that you may outgrow it in the near future.
  • Sweet Spot – A large chunk of our townhome communities fall into this category. These are the townhomes that end up being forever homes for many. They offer both the benefits of a townhome with a lot of the comforts of a single family home.
  • Living Large – Reserved for the lucky few, this small cohort of luxury townhomes are often the choice of those looking to downsize from the estate house to something more manageable without having to compromise.
