Hit the 23 Northfrom Thousand Oaks and enter the town of Moorpark, CA. It’s small, with roughly 35,000 people and it feels just that way. The safe neighborhoods, regarded schools and quieter nights draw in families from all over. And though technically Moorpark isn’t considered to be a part of the Conejo Valley, it’s affordability makes it a great alternative when not finding the right home in Westlake Village, Thousand Oaks, or Agoura Hills.

Moorpark Lifestyle

Conveniences are not much of an issue in Moorpark with 3 grocery stores, a Target, and a small handful of common food chains. It’s a pretty close knit community making familiar faces around town far from foreign. The weekends usually start with a High School football game and continue into Saturday morning soccer tournaments. But if there’s one thing that paints a picture of Moorpark’s sense of community, it’s the annual 3rd of July event. Every summer thousands from surrounding Conejo Valley towns head to Moorpark for live music, food, and fireworks.

Moorpark Housing

There’s quite the range in housing style in Moorpark and most are considerably more affordable than you’ll see in The Conejo Valley. You’ll find condos, townhomes, single family homes, and grand estates. On the outskirts of Moorpark, particularly in the southwestern corner, you’ll even find some farmland.

 

Moorpark has expanded considerably over the last few decades so the homes vary in age, size, and layout. There are two main sides to Moorpark - The South and The North.

South Moorpark

Peach Hill, Mountain Meadows, and Arroyo West neighborhoods all fall into South Moorpark and are known as some of the most desired neighborhoods being near the high school and Moorpark’s largest park, Arroyo Vista - home to local events and soccer tournaments.

 

The houses range in size, from single to multi level with mostly single family homes and a few townhome communities. There are large parks weaved within the neighborhoods, as well as, a central shopping center with a grocery store and local gym.

North Moorpark

North Moorpark, also known as “the college side”, offers similar housing styles but put some distance between you and the High School. Overall, this side of Moorpark is a little further removed from the core of town, but there is a corner convenience center.

 

The housing choices aren't vastly different from that of Peach Hill or Mountain Meadows, but you'll certainly find more townhome opportunities on this side of town.

Gated Communities and Moorpark Country Club

There are several gated communities in Moorpark including the elite Moorpark Country Club. One of the communities is closer to town neighboring a middle school, shopping centers, and a quick route to the 118 freeway.

 

Moorpark Country Club is on the far north side and boasts some of the town’s newest and largest homes. In terms of serenity, curb appeal and breathtaking views Moorpark Country Club is hard to beat.

Moorpark Schools

Moorpark Unified is Moorpark's own school district with 6 elementary schools, 2 middle schools, and Moorpark High School. MUSD is known for having a solid reputation with highly regarded schools and staff. Learn more at GreatSchools.org.

Things to Keep in Mind

We often refer to Moorpark as a “bedroom community”, in other words, it can feel a little sleepy. Locals are trying to change that with a new brewery and the recent movement to bring High Street back to life, but don’t plan for Saturday night’s dinner and a movie in Moorpark.

In regards to the Country Club, be prepared to leave a little earlier each morning to get the kids to school on time. And the grocery store may be 10 minutes each way if you ever have that last minute craving.

 

Moorpark isn't truly a part of the Conejo Valley and if truth be told you can feel the distance. It's about 15 miles or so from Thousand Oaks and Westlake Village, which is worth considering if walkability and livelihood are something you're longing for.

Who Should Look Here

Moorpark is best suited for those with, or planning to start, a family. Many of the housing layouts leave a lot of room for growth, and the rest make for great starter homes. Continue your search into Moorpark if Westlake Village, Thousand Oaks, or Agoura Hills aren’t fitting into your price range. If affordability isn’t your worry, and your just hoping for block parties, BBQs, and knowing your neighbors name - look no further.
