I highly recommend Michael Rice as a realtor–especially for a short sale! Michael is not a pushy-salesperson type realtor. He’s very calm and deliberate, so he’ll listen to your wants and needs before throwing any old house at you. I went to him with a laundry list of requirements for my first home, as well as a demand that I only wanted to live on basically six different streets. Well, I relaxed a bit on that requirement since the inventory has been so limited this past year. But we still found a house that met ALL of my other requirements. Only problem being it was a short sale. We got lucky with a few things. 1) no bidding war surprisingly. 2) no counteroffer–just a straight acceptance from the buyers. But it’s the 2 banks we had to get through! It took 5 months of patience and some great teamwork between Michael and the seller’s realtor to get the banks to accept the offer.
Then the bank wanted less than a 26-day close! We actually ended up closing in 23 days because Michael, the sellers, myself, and my lender all worked together day in and day out to get it done FAST!
Michael was integral in the process. When we found a plumbing leak, he made sure the sellers took care of it stat! When we found termites, he stayed on top of the HOA to get a response from them as to whether they’d cover it–and sure enough they are! He also referred his go-to guy for inspections who pointed out several things about the house that I needed to know but otherwise would have been none the wiser. On top of everything else, he was SUPER easy to get a hold of whether it was by phone, email or text message. And I always felt like I had his complete attention even though I’m sure he had to attend to other clients as well. Great guy and great realtor! Give him a call.
