WHO SHOULD CONSIDER AGOURA HILLS
Agoura Hills operates a little slower than our other towns and that’s exactly how the residents like it. The laid back, old-west vibe gives it the distinction of being named to multiple “best suburbs in L.A. area” lists.
It’s usually a good fit if:
- You like a slow pace, approachable lifestyle
- You want more yard and more house for your money
- You like a setting that feels open and less like a planned subdivision
- You’re comfortable with older homes, and maybe even excited about the opportunity to update one
- Las Virgenes School District works for your family

WHAT IT’S LIKE TO LIVE IN AGOURA HILLS
Agoura Hills has a more relaxed, rural feel than the other Conejo Valley towns, and that fits perfectly with its reputation for being very slow growth. Keeping a consistent aesthetic is a big part of its charm. Much of Agoura Hills looks like it did 20 years ago, and the people who live here wouldn’t want it any other way.
Everything you need is within minutes. There’s a solid retail corridor along Agoura Road, good restaurants, and easy freeway access without feeling like you’re living on top of the 101.
Day-to-day errands stay local, and when people want a night out most head next door to Westlake Village.
Agoura Hills also has some of the best trail access in the Conejo Valley, and it’s the quickest access to both Malibu and downtown LA, making it a top option for commuters going in either direction.
Over the years I’ve had a lot of buyers choose Agoura Hills over Westlake Village — not because they were priced out, but because the easygoing vibe better fit their lifestyle.
Agoura Hills…
Slow growth, easy living, and closer to downtown & Malibu than most people realize.
WHERE AGOURA HILLS IS LOCATED
Agoura Hills sits in the southwestern corner of the Conejo Valley, bordered by Westlake Village to the east, Oak Park to the north, Calabasas to the southeast, and Malibu Canyon to the south and west.
From most parts of Agoura Hills you’re roughly 45 to 60 minutes to downtown LA, about 20 minutes to Malibu, and 10-15 minutes from the San Fernando Valley. It offers the, quickest access to both LA and Malibu, making it one of the more commuter-friendly spots in the Conejo Valley.

PROPERTY TYPES IN AGOURA HILLS
The dominant property type, and where most buyers focus. Wide range in size, style, and condition from entry level homes in Hillrise to estates in The Highlands, and horse property in Old Agoura. Lot sizes tend to be generous compared to other parts of the Conejo Valley – especially compared to Oak Park.
Browse Agoura Hills single-family neighborhoods
A smaller selection than Thousand Oaks, but they exist and tend to be more affordable entry points into the LVUSD school district.

Old Agoura and Malibu Canyon have a meaningful number of custom builds and horse properties. If that’s what you’re after, Agoura Hills is one of the few places in the valley where you can find it.

What You’ll Notice Touring Homes in Agoura Hills
- YOU WON’T FIND A ‘BAD PART’ OF AGOURA HILLS
The neighborhoods are well kept and cared for. What varies is the homes themselves. It’s not uncommon to see a fully updated home right next to one that hasn’t been touched in 30 years. - MOST OF THE HOMES WERE BUILT IN THE ’70s & ’80s
That was a time when builders were more generous with the lot size, but some of the floor plans lack the open concept with high ceilings that became more prominent in the ’90s. That said, many people are drawn to the charm of the traditional layouts and are happy to accept the trade off. - YARDS ARE GENERALLY BIGGER
Lot sizes tend to run larger than Oak Park and often larger than comparable Westlake Village homes at the same price. If outdoor space matters to you, it’s worth a serious look. - THE NEIGHBORHOOD FEEL VARIES A LOT BY AREA
Morrison Ranch feels completely different from Old Agoura, which feels nothing like the Malibu Canyon estates. It’s one of those areas where two homes at the same price can feel completely different depending on where they are. - SCHOOLS ARE A BIG DRAW TO AGOURA HILLS
Las Virgenes Unified (LVUSD) has one of the best reputations in SoCal for having strong academics, serious athletics, and a well-rounded school experience. For some buyers, that’s what gets Agoura Hills on the shortlist. - THE BEST ACCESS TO THE TRAIL HEADS
From Chesebro Canyon to Malibu Creek, you’ve got miles of hiking right outside your door. For buyers who value that, it’s a big part of the appeal.
NEIGHBORHOOD HIGHLIGHTS

MORRISON HOMES
Agoura Hills and Morrison homes go hand in hand. The ever-popular Morrison neighborhoods make up a large portion of Agoura Hills with loads of curb appeal and open floor plans. Pool sized entertainers yards are a common sight in Morrison and the homes are some of the largest in the area.
Morrison Ranch | $1.3M-$2.1M
Morrison Ranch South | $1.5M-$2.5M
Morrison Highlands | $2M-$3.5M+

Old Agoura
$1.5M-$4.5M+
If the old west is your style then you may feel at home in Old Agoura. It’s a unique section of custom homes that’s zoned for horses that truly feels like you’re far away from it all. If you’ve been looking around and nothing has quite clicked, Old Agoura is worth at least a drive-through.

Malibu Canyon/Custom
2.5M+
As you head south toward Malibu Canyon you start seeing custom homes, gated properties, and estate-level real estate. A different buyer entirely, but worth knowing it’s part of Agoura Hills.
Agoura Hills Real Estate Market Snapshot
Most buyers don’t end up in Agoura Hills because it’s cheaper. They’re here because they can get more space and a different feel at similar price points to Westlake Village — and often for less.
In general, Agoura Hills prices break down like this:
- Single-Family Homes: $900k-$2M
- Townhomes & Condos: $500k-$1M
Because there aren’t a lot of sales each month in Agoura Hills, median prices can move around a bit depending on what’s on the market at the time.
If you’re trying to understand the bigger picture, it helps to look at the Conejo Valley overall:

Parks & Outdoor Activities
This is one of the big advantages of Agoura Hills. The Santa Monica Mountains are essentially in the backyard, with direct access to some of the best hiking and trail systems in Southern California. For buyers who value outdoor access, it’s hard to beat.
