My local perspective: After 25+ years helping buyers throughout the Conejo Valley, these are the differences I think actually matter between Agoura Hills and Oak Park.
Agoura Hills and Oak Park sit side by side, and if you’re looking in one, there’s a good chance you’ll consider the other.
Both are especially popular with buyers looking for great schools, but that’s where some of the differences begin.
Agoura Hills is in Los Angeles County and offers more variety in everything from housing and lot sizes to shopping and lifestyle. Oak Park is in Ventura County, much smaller, and almost entirely residential.
- AGOURA HILLS is larger and more varied, with everything from traditional neighborhoods to horse property and canyon living.
- OAK PARK is small, quiet, residential, and built around schools, parks, and open space.
The decision usually comes down to what you value most beyond the schools.

These communities are much more connected than they look on a map. Depending on where you live in Oak Park, Agoura Hills can feel like an extension of your own neighborhood.
Here’s how I explain the differences to buyers deciding between the two.
The Main Difference
Agoura Hills has a relaxed, outdoorsy, almost old-California feel.
It’s the kind of place where you’ll see soccer games filling the parks on Saturday mornings, families at concerts and movies in the park, and hikers and cyclists heading toward the trails and canyons. And no matter where you are, the hills, trails, and open space are never far away.
There’s also a little more personality and activity as you move around town. You have older neighborhoods with mature trees, newer communities, horses and ranch-style properties in Old Agoura, and the canyons stretching toward Malibu.
For me, that’s the Agoura Hills vibe. It feels casual, outdoorsy, and connected to the landscape around it.
Oak Park feels noticeably smaller and quieter.
It’s almost entirely residential, with neighborhoods tucked between hills, parks, trails, and open space. There isn’t much traffic unless you live along one of the main streets, and because there’s so little commercial development, it has a more tucked-away feel than Agoura Hills.
I’ve lived here for more than 20 years, and what I’ve always liked about Oak Park is its quiet residential feel. You have the schools, parks, hiking trails and neighborhoods, and then you head a few minutes into Agoura Hills or Westlake Village for everything else.
Oak Park feels less like a small city and more like a residential community.
While many people tend to lean in one direction, it often just comes down to finding the right house in either one of these great towns.

Agoura Hills and Oak Park have a lot of overlap in price, so I wouldn’t choose between them based on which town is more expensive. The bigger difference is what you’re getting for the money.
At the same price point, the tradeoff often looks like this:

Agoura Hills offers three pretty different lifestyles and housing options:

Oak Park breaks down into two main sections:
- THE AGOURA HILLS SIDE is the older side of Oak Park, with many neighborhoods built in the 1970s and 1980s. You generally get larger yards and more privacy, but with older floor plans and finishes. - THE WESTLAKE VILLAGE SIDE is generally newer, with many neighborhoods built from the late 1980s through the 2000s. The real question is less about which town costs more, and more about what you’re getting for the money and which lifestyle fits you better.
Schools and Boundaries
Schools are a big reason buyers consider both communities, and fortunately, the boundaries are pretty straightforward.
- AGOURA HILLS is served by Las Virgenes Unified School District throughout the community. LVUSD is highly regarded and one of the main reasons families seek out Agoura Hills.
- OAK PARK is served by Oak Park Unified School District throughout the community. The schools are probably Oak Park’s biggest draw and one of the main reasons I’ve seen buyers specifically seek out the area.
WHICH ONE IS BETTER? I wouldn’t choose between Agoura Hills and Oak Park based on rankings alone. Both districts are highly sought after, and the better fit can come down to the individual schools, programs, and what matters most to your family.

The other important boundary is the county line. Agoura Hills is in Los Angeles County, while Oak Park is in Ventura County. You don’t really notice that line in day-to-day life, but there are some differences that can matter when buying a home.

Shopping and Amenities
This one isn’t much of a contest. Agoura Hills has far more shopping and restaurants than Oak Park.
Agoura Hills has several shopping centers, plenty of restaurants, and most of the everyday conveniences you need right in town.
Oak Park is almost entirely residential. There are a handful of small shopping centers for basics, but for most restaurants, shopping, and entertainment, you’re heading into Agoura Hills or Westlake Village.
But that sounds much more impactful on paper than it is in real life. After living in Oak Park for more than 20 years, I’ve never really considered that a drawback. The communities are so connected that you barely notice when you’ve crossed from one into another.
Where you tend to go depends on which side of Oak Park you live on. Agoura Hills serves one side, while Westlake Village naturally serves the other.
Agoura Hills clearly wins if having amenities within your own town matters. But in everyday life, Oak Park residents still get to enjoy everything Agoura Hills and Westlake Village have to offer just a few minutes away.
Being next door neighbors means you get the best of both worlds no matter which town you choose.

Agoura Hills tends to attract buyers who want great schools, but also want more choices in how and where they live.

After living here for more than 20 years, I think Oak Park’s biggest appeal is its simplicity. It’s small, residential, surrounded by open space, and the schools are a huge part of why people seek it out.

It’s common for home buyers to start out favoring one of these towns and end up choosing the other.
Both towns have great neighborhoods and a lot to offer.
