Summershore | Quick Take

Greenbelts, water features, and a back fence shared with deer, in the heart of Westlake Village.

  • Lifestyle: Stonehaus, the Shoppes, Westlake Plaza, and the Promenade are all minutes away, and there’s no shortage of places to walk, bike, or hike. Open space behind the community gives it a quieter feel than you’d expect this close to everything.
  • Identity: Neighboring communities cost more than double for this kind of location. Summershore gets you into the heart of Westlake Village without the price tag that usually comes with it.
  • Trade-off: Square footage is the trade for the location, and these are early-70s homes, so plan on some updating.
  • Bottom line: Works well for first-time buyers and downsizers who want low maintenance and a central location more than extra space.

Exploring Your Westlake Village Options

Summershore is one of several distinct neighborhoods within Westlake Village. If you’re still getting your bearings, these guides can help.

SUMMERSHORE FREQUENTLY ASKED QUESTIONS

People expect a typical condo community, but Summershore feels surprisingly peaceful. Between the greenbelts, water features, and open space behind the neighborhood, it’s not unusual to spot deer wandering through. For a community this close to the lake and shopping, that’s not what most buyers expect.

Prices typically run $650k-$850k. A big part of the appeal is getting a Westlake Village location that would cost substantially more in many of the nearby single-family neighborhoods.

Square footage. Homes here are smaller than many nearby options, and most were built in the early 70s. Some have been updated and others still reflect their age, so condition varies quite a bit from one sale to the next.

You’re getting many of the same location benefits as much more expensive neighborhoods nearby. Same walkability, same amenities, considerably less spent on the home itself. The trade-off is generally size, updates, and private outdoor space.

First-time buyers and downsizers tend to be the best fit. Most are looking for a low-maintenance lifestyle and a great location rather than a large home or yard.

Inventory is extremely limited. Some years there are only a handful of sales, so when something well-priced hits the market, it tends to move quickly. If Summershore is your first choice, it helps to be ready when something comes up.
